Support from management
The regional manager doesn't have time for "properties that run well." They are overburdened with too many properties to care about the well performing ones.
Freedom to work independently
Property Managers are puppets and not allowed to make decisions that are good for the property. Decisions are dictated by the corporate asset manager who has never visited the property.
Overall compensation for your work
Pay scale is lower than other properties in the area. As a result it is very difficult to hire maintenance personnel since the salary offered is too low and demands of the position too high.
Office / Work Environment
Gross lack of training. Employees are instructed to "look up the policy" in lieu of receiving actual in person training.
As a property manager, corporate pretty much owns your time. Period.
The training leader at the corporate office expects on site employees to give tours of garden style apartments during dark hours - even if there is just one worker (all female rental office) on duty. Corporate expects employees to put themselves in potential dangerous situations. As they regional property manager stated, "we put ourselves at risk."
Suggestions for improvement
- Slow down takeovers of new properties. Focus on the properties you have. Hire more regional managers so they have adequate time to visit ALL of their properties without interruption (no distracting conference calls while visiting properties).

Lack of support for on-site personnel. Lack of training. Constantly changing policies. Software changes made without notifying on-site staff.
