Money is their only motive. Promise staff & tenants they will clean up property - BUT refuse to listen. Fix half the property at a time - overlooking the real needs (New roofs) and replacing appliances.
Support from management
This was purely money motivated. Purchase, minimal repairs, Sell (this property has sold 2-3 times since I left). Crime is rampant on this property (they terminated police contract for an unarmed security company).
On local level it went well. But the owners demanded more with little or no money. Manager supplied most if not all the tools - owners would not purchase tools (due to expense) All about a quick buck.
Freedom to work independently
They state that you had the freedom BUT always sent their Maint VP/Regional Manager to inspect the prop. MVP knew NOTHING about maintenance. Did not even know what most of the tools were or how to use them.
Tell you one think and do the opposite

Pay top dollar to get you in. Promise promotions within 18 months - 2 yrs [terminate manager when property is in better shape - cosmetically] hire Leasing agent to replace manager and sell property.
NONE. We paid for our own training.
Overall compensation for your work
Promises, Promises, Promises - delivered on one. Salary. Bonuses - Never. Training - Never (we paid for our own), Promotions - Never. See above notes.
Office / Work Environment
Local team was good to work with. Upper management - Not so much. Promises, Promises, Promises - BUT never delivered.
Owners - NO!
They were expecting miracles without putting up the money. We spent 50+ hrs/ per week (No extra pay (salary) and owners unwilling to train maintenance team (CMM Course). Manager did a lot of the maint work on the weekends.
NONE. Would promise us the moon & stars BUT never deliver.
NO! Management had to force the owner's hand when they Flunked a REAC. And then they did the lease amount of work. Some ramps [improperly installed - concrete broke down within 3-4 months] The used the cheapest bid.
Owners would not listen to local team on proper installation of ramps. Poured concrete on pavement/concrete parking lot instead of cutting into the parking lot to have a consistent 6" ramp.
Not at all. Maintenance used a ladder on a balcony to get to the roof and install ACs. Owners REFUSED to rent or purchase a lift or lift ladder. It had the potential to be a Workers Comp nightmare.
Federally Funded. Always a challenge - New rules & regulations annually.
Inclusive / Diverse
They hire a manager (top dollar) to fix property [2 yrs tops] and replace them with the Leasing agent @ $11-$12/he then try sell property within 6 months AT A PROFIT. No real improvements ever done. All cosmetic.
Suggestions for improvement
- Have someone buy the property that will do as they promise. City needs to be more involved - as with each new owner [crime rises] because the tenants are made promises by the owners and never receive anything but lies & broken promises.
What I like about the company
Nothing. The property is a hidden gem with the right owner WILLING to put the time, money & effort plus hold on to this place for more then 2 years.
What I dislike about the company
Ownership. Owners got greedy REFUSED to keep promises.
