Support from management
3 mgrs. in 3 years, one just left and moved off before anyone knew there was any problem. 3rd mgr condescending and unappreciative poor support. parts not ordered. residents mad. most residents (except HUD) don't stay more than their lease, some even break lease to bail out.
I was so stressed about the work load that I wasn't given time for the required computer training, then was given "needs improvement" status and passed over for Merit raises 3 times, even put on probation because my work performance was rated as low. Even as I was getting 5 CSAT ratings from residents for their appreciation I was at risk of losing my job because I hadn't done the training on the computer.

Suggestions for improvement
- The 35 year old complex should be torn down and rebuilt. No more mold, termites, wood rot and broken doors from abusive HUD residents. The property needs to be torn down and rebuilt. The 35 year old trees keep falling down and crushing cars and could kill someone someday. Aimco has 1 million apartments across the U.S. but they won't invest in the older leased communities. To Bad they lost a good tech here.
What I like about the company
When I was working as a work order tech I at least got to interact with the residents and would often get appreciated that way.
What I dislike about the company
Aimco has a budget/bonus program where if the Manager makes his budget he gets awarded a bonus. In an older apartment community like Mariner's Cove the incentive is to not spend money on maintaining it but to instead to let the place fall apart.
