Commercial Development Manager / Real Estate Space Conversion (m/f/d)

AROUNDTOWN Commercial Properties (ATCP) is the asset management platform for Aroundtown SA, the largest listed commercial real estate company in Germany. ATCP acts as owner representative thus managing, leasing and optimising the commercial real estate portfolio, which, in addition to typical office properties, also includes industrial, logistics and retail properties. In addition to our company headquarters in Berlin, Aroundtown Commercial Properties holds branch offices in Munich, Düsseldorf, Frankfurt, Hanover and Leipzig. At Aroundtown, we are building a first-mover platform for large-scale space conversions. Our Conversion Unit combines strategic portfolio steering with hands-on execution, unlocking value through repositioning, energy transformation and innovative use cases across one of Europe’s largest real estate portfolios.  

The Commercial Development function drives the commercial logic and portfolio-level value creation of the Conversion Unit. The role focuses on identifying scalable use-cases, initiating economically viable conversion strategies and orchestrating the early project phases to create decision-ready opportunities.  

• Initiation and steering of early-stage conversion and repositioning scenarios across the portfolio
• Development of economically viable use-case strategies in close coordination with Asset Management and Development
• Driving phases 2a) Alternative Use / Product Scenarios and 2b) Energy & Subsidy Scenarios
• Delegation and coordination of internal functional expertise teams (Energy/ESG, Financing, Business Planning, Data & Controlling)
• Establishing portfolio-level comparability and prioritization of opportunities 
• Preparation of Decision Gate 1, including business case structuring, risk transparency and governance readiness
• Structuring and steering operator, tenant and investor engagement strategies
• Identification and management of potential exit structures, JV partners or forward funding opportunities
• Sparring partner to Project Directors from phase 3a onwards, ensuring alignment between commercial strategy and execution reality 

Interface & Collaboration

• Close collaboration with Project Directors, Asset Management and Development
• Coordination of all functional expertise units within the Conversion Unit
• Interaction with operators, tenants, investors, banks and external advisors
• Alignment with senior management regarding portfolio priorities and strategic direction

• Strong commercial background in real estate, development, transactions, asset management or related fields
• Ability to combine strategic portfolio thinking with project-level execution understanding
• Experience in business case development, operator structures and investment processes
• Entrepreneurial and solution-oriented mindset with strong communication skills
• Ability to structure complexity and drive interdisciplinary teams without formal hierarchy
• High motivation to shape a first-mover conversion platform with institutional scale
